MINUTES <br />PLANNING COMMISSION <br />MAY 10, 2012 <br />Knudsen asked if there would be a driveway to the proposed garage. <br />O'Brien reported that in addition to the driveway to the attached garage, <br />there is a second driveway on the property. He would be able to access <br />the storage building from either driveway. <br />O'Brien described the construction of the proposed garage in detail. He <br />noted his plan to use vinyl siding on the garage. Currently the house is <br />sided with cedar shakes, and eventually the house would be resided with <br />vinyl to match the proposed garage. <br />Knudsen asked about the second floor proposed for the new garage. <br />O'Brien indicated that his plan would be to use that space for his painting <br />hobby. O'Brien pointed out the windows proposed for the second floor of <br />the garage, and indicated that he was not 100% sure that the windows <br />would be exactly as depicted in the diagram. <br />Duray noted the City Planner's comments relative to the freight of the <br />garage. O'Brien indicated that he believed that he was under the 15 foot <br />maximum height. The City Planner explained that the height maximum is <br />measured as the average of the cave and the ridge line. The 15 foot <br />maximum is both a Zoning and Building Code maximum. The City <br />Planner reported that he did not have enough information to determine <br />whether the 15 foot maximum is being met, but indicated that this is <br />something that can be determined as part of the building permit process. <br />He also noted that there are several ways to make minor adjustments in the <br />building to ensure that the 15 foot maximum is not exceeded. <br />Knudsen asked the timeframe for residing the house. O'Brien estimated <br />that he would reside the house within the next 24 months. Knudsen <br />indicated that this would likely be addressed in the Commission's <br />recommendation to the Council. O'Brien indicated that he was in <br />agreement with a 24 month timeframe for residing the house. <br />Knudsen asked about the Planner's recommendation relative to the <br />driveway. The City Planner noted that some property owners have a <br />driveway to an accessory building and some do not. The Planner <br />indicated that Mr. O'Brien should indicate on his site plan the location of <br />existing driveways on the property as well as any new driveway that <br />would access the proposed accessory building. O'Brien pointed out that <br />there is a driveway to the attached garage as well as another driveway on <br />the western edge of the property. He also indicated that there is a great <br />deal of pea rock on the property which he would like to remove and <br />replace with grass. If a driveway is necessary to the accessory building, <br />he would move the pea rock to provide a driveway access to the accessory <br />building.
