MINU FES <br />PLANNING COMMISSION <br />MAY 10, 2012 <br />Planner noted that the City established the 1,500 foot maximum after a lot <br />of study, and it was unlikely that a Variance would be approved to exceed <br />that amount. <br />I3arraclough recommended approval of the Conditional Use Permit for a <br />second garage as requested by John O'Brien, 427 Viking Drive, subject to <br />compliance with the recommendations of the City Planner as outlined in <br />his May 4, 2012 report, subject to total garage/accessory building space <br />not exceeding 1,500 square feet, and subject to the house being resided to <br />match the proposed garage by the end of 2014. <br />Motion seconded by Duray. <br />Motion carried 7 — 0. <br />PUD FOR The City Planner reported that Pioneer Endicott, owner of 2905 Country <br />COMP. Drive, has applied for a Planned Unit Development (PUD) Permit for a <br />SIGN PLAN — Comprehensive Sign Plan for their building. The Planner noted that <br />2905 the property is zoned PUD and a Comprehensive Sign.Plan is required <br />COUNTRY by PUD Permit for multi-tenant buildings. The Planner noted that the <br />DRIVE — request was initiated given Tema Sunroom's (one tenant of this property) <br />PIONEER desire for wall signage. The signage on the property currently consists of <br />ENDICOTT a free - standing sign at Country Drive and wall signage for Dynamic <br />Connections (tenant). The Planner noted that the property is allowed a <br />total of 540 square feet of signage. The freestanding sign consists of 120 <br />square feet, Dynamic Connections has 44 square feet, and the wall sign <br />proposed for Temo is 32 square feet. That leaves approximately 340 <br />square feet of signage for other tenants of the building. <br />The Planner noted that only detail for the Temo sign was provided by the <br />applicant. The request indicates that there are nine building entrances for <br />future businesses, and the owner would like basic signage standards Mr <br />each tenant for one sign (11' by 4') at each entrance. Two of these nine <br />signs would by taken by Temo and Dynamic Connections, and the <br />remaining seven signs would be for future tenants. The Planner noted that <br />the applicant did not specify the where the signs might be located on the <br />building, and indicated that in order to process a full Comprehensive Sign <br />Plan, a specific plan showing all locations should be prepared. Without <br />that plan, the Planner recommended that the Comprehensive Sign Plan <br />incorporate the proposed Temo sign in addition to the Dynamic <br />Connections sign and free- standing sign. Future signage additions would <br />have to go through the PUD process. <br />Duray recommended approval of the PUD Permit for Comprehensive Sign <br />Plan for 2905 Country Drive subject to compliance with the <br />- 4 - <br />15 <br />
