(as defined by the City) for occupancy of the senior housing units.
• Discuss interest and possible concepts for development on north 2.11 acre parcel.
• Review proposed timeline for finalization of the development including milestones for
finalization of a development agreement, start of construction, and building occupancy.
• Provide a description of how they would provide preference to Little Canada residents
• Explain philosophy for working with the City on this project and community
involvement.
• Specify capacity to undertake this project given other development activities.
• Other questions that you may have.
Also enclosed is a handout Shelly Rueckert received at a recent seminar she attended. We thought it
might be informative given where we are at in this process.
The last comment I want to make is we are still at a very preliminary stage with this project. Therefore, it
can be difficult to quantify what each developer brings to the table. As a result, the best we can do is
consider all the information before us and couple that with the comfort level we have with each of the
presenters. The one thing I can guarantee is that this project will evolve and it will be important to
establish a high level of trust with whomever we select if we are to be successful. We are fortunate to
have two quality firms to chose between.
cc: Planning Commission
Sherman & Associates
MetroPlains Development
Denise Beigbeder, Ramsey County Community Development
Marl< Ruff, Ehlers & Associates
2
