Setback Distance Diagram — with 10 foot variance and vacation to the west / south <br />Conclusions <br />The Geotechnical report verifies that the soils significantly degrade moving from <br />the western portion of the lot to the east. The existence of Watershed District Wetlands <br />on the abutting property to the east also supports a degrading soil quality from west to <br />east. Geotechnical Report offers solutions for removal of soils and replacement of that <br />soil down to Lean Clay to develop a stable subgrade platform to support a two story <br />wooden structure. As indicated by the Geotechnical Report, soil replacement could be <br />successfully completed on the proposed house location due to the fact the Lean Clay is <br />10 feet below the surface and the ground water stabilized at a depth of 15 feet. Soil <br />replacement would not be feasible at lower elevations of the due to the fact that the <br />Lean Clay is 18 feet below the surface and the ground water stabilized at a depth of 6.5 <br />feet. <br />The scope of project that I am pursuing is to construct a two -story wood structure <br />in contemporary design, built by convention means. It my hope that the enclosed <br />material will clarify the inherent problems of the existing lot conditions and the limitations <br />that those problems pose to practical construction and house design. t believe it is <br />paramount to the project moving forward that the house is located on the most suitable <br />portion of the respective land and therefore I ask for the associated request for <br />variance /vacation to be granted.
