The proposed subdivision would create an additional building parcel from <br />the Richie property. The new lot is triangular in shape, with 178.79 feet of frontage on <br />LaBore Road, and 13,092 square feet of lot area. Because of the shape, the rear yard <br />terminates in a single point, and there is very little rear yard setback area. <br />Although the lot is oversized from the minimum R -1 standards (75 feet and 10,000 <br />square feet), the bulk of the land is in the front and side yards. The and behind the <br />building pad is 4,000 square feet in area. For a similar sized home on a typical lot, the <br />rear yard behind the building pad would be approximately 5,000 square feet. The <br />required rear yard setback would be just 30 feet from the corner point at the southeast <br />corner of the lot. There would appear to be adequate area to construct other typical rear <br />yard structures such as a deck and porch.
