Hanson <br />MEMORANDUM <br />TO: Mayor Fahey & Members of the City Council <br />FROM: Greg Schroeder, Public Works Director <br />DATE: October 23, 2003 <br />RE: Nadeau Road Vacation <br />The City of Little Canada owns a 30 feet wide by 320 feet long area of land between Burke Lane and Condit <br />Street for the future extension of Nadeau Road. The following comments are provided regarding the <br />impacts on the city infrastructure as a result of the possible vacation of the land and development of the area <br />to the north (refer to the attached map): <br />Water System: <br />Water is currently provided via our water main that starts at the intersection of Nadeau Road, goes south <br />along Condit Street and then west along Burke Lane where it dead ends. There is a stub at the end of <br />this line for future extension to the north. In addition, water to this area can also be provided via our <br />water main stub at the end of Yorkton Way. It was envisioned that these two lines would be connected <br />when this area developed, thus looping our water lines in this area. It is not anticipated that the <br />Nadeau Road right -of -way is needed for future water distribution. <br />Sanitary System: <br />Sanitary Sewer is provided to the residents along Burke Lane via a small collection system in Burke <br />Lane. Yorkton Ridge residents are provided sanitary sewer via a small system along that street. In <br />addition, the residents along Condit Street north of Nadeau Road are provided sanitary sewer located in <br />Condit Street. No sanitary sewer is currently available to 2879 Nadeau Road. Since the existing <br />sanitary sewer located in Condit Street near this residence is too shallow, it was envisioned that when <br />this area developed the Burke Lane sanitary sewer system would be extended either along the Nadeau <br />Road right -of -way or another new proposed street alignment that would also provide sanitary sewer <br />service to the residence at 2879 Nadeau Road. Based on the above, the vacation of the Nadeau Road <br />right -of -way should be subject to the development of this area providing sanitary sewer to 2879 <br />Nadeau Road. <br />Storm Sewer: <br />Burke Lane and Yorkton Ridge both have storm sewer collection systems. Condit Street does not <br />currently have a storm sewer collection system. We are experiencing poor runoff problems just north of <br />the intersection of Nadeau Road and Condit Street. However, this can be resolved when Condit Street is <br />reconstructed. Due to the location of the ditch to the west of the proposed area to be developed, it <br />should very easy to design and install a storm sewer system for the area.
