Hanson <br />We are getting ready to close on the Development Agreements for the Villas and Village of Little Canada <br />with Sherman Associates. Tom Bray of Briggs & Morgan has informed me that some actions are <br />necessary to transfer appropriate title to the commercial (The Village) sites. These actions are as follows: <br />• A quit claim deed from the City to the EDA to for the Delonais Property. (The EDA is the <br />conveying authority due to statutory protection for reversionary clauses and to be consistent <br />with the other parcels we own.) (See Attachment 1) Note this is a City action. <br />• A termination of easements from the Guerin Property. (Easements are depicted on <br />Attachment 2 and the document is Attachment 3.) Necessary easements will be re- <br />established when the property is replatted pursuant to the PUD approval. Note this is a City <br />action. <br />• Release of land from Development Agreement relative to Outlot A that is located <br />immediately east of the Delonais property. This release occurred on the Delonais property, <br />but the Outlot A parcel was not included. (Outlot A depicted on Attachment 4 and the <br />document is Attachment 5.) Note this is an EDA action. <br />These actions will allow us to close on the associated parcels pursuant to the terms of our development <br />agreement with Sherman Associates.
