MINUTES <br />PLANNING COMMISSION <br />JANUARY 10, 2008 <br />Fritz Sager, 2949 Ontario Drive, asked about the property beyond the plat <br />that was marked "exception". The Planner indicated that this property was <br />the Ray and Kathy Hanson property and is not included in the plat. Sager <br />asked if another lot could be developed from this land. The Planner replied <br />that there would not be enough property to develop another lot with access <br />to the new cul-de-sac. <br />Sager asked about landscaping adjacent to his property. Benning noted that <br />the existing conditions adjacent to the Sager property will not be changed. <br />Compton Veeramallay, Thunder Bay Road, asked about the existing stand <br />of pine trees on the northern end of the plat. Benning explained that these <br />pines will stay and pointed out the area for Veeramallay. <br />Veeramallay asked that property irons be put in as soon as possible so that <br />adjacent property owners can be aware of the shared property lines. He <br />noted that there was one stake that was placed well into his yard. <br />Veeramallay noted that in discussions with Ray Hanson there seems to be <br />discrepancies in the location of property lines. <br />Benning stated that the stake that was in the Veeramallay yard was a control <br />point, and not a property stake. Lots will be staked out exactly as depicted <br />on the plat. <br />The City Planner indicated that surveyors have identified the property limits <br />on paper, and will stake out those limits on the ground so that everyone can <br />see where the property corners are. These property corners will be verified <br />by the City Engineer and the County Engineer. <br />Barraclough noted that the developer is working with a highly reputable <br />surveying firm. <br />Benning suggested that he would have his surveyor verify property lines <br />control points from two different directions. <br />Duray asked the length of the cul-de-sac. The City Planner estimated it to <br />be 634 feet in length. <br />There was no one else present wishing to comment on this matter. <br />Barraclough recommended approval of the Final Plat for Whispering Pines <br />consisting of eight (8) single-family lots as proposed subject to compliance <br />with the recommendations of the City Planner and the City Engineer, <br />subject to compliance with the landscape plan as submitted, and with the <br />suggestion that the developer have property line locations verified by his <br />surveyor through the use of two different control points. <br />-3- <br />
