Re: i.Etiiuii'tG2}i4! Use Permit (CUP) for 735 Ke.r.-r.Per= tMa'j
This written statement describes the intended use of swi property and why the City
the newt constructed house
should thence approve the CUP for a separate garage zrotn ¢ , e
and total garage space of 1,200 square feet. The property is a single - family. residency an
a
lot that is 120 feet wide by approximately 290 feet in depth for a total square footage of
, ppro-imat•e!y 3a 400 squ =are Feet. Additionally, the southern border of the property is
adjacent to Gerlais Lake, as indi cated by the survey.
The :owners presently have three vehicles and they, or future owners, may have additional
vehicle in the :`-.:tune_ W-mt t?teexisting garage on the Drgperty, one or more vehicles
would have to he peinatwntly parked at the top of the driveway. Because of the
steepness of the, 'driveway, which drops npproxnvateiy 20 -vertical feet in a distance of
120 feet from • .e read to the garage, messun from K..iler Parkway to the front of the
existing gm-age, it may be possible for vehicles parked an said driveway, instead of
secured on the flat surface of the existing garage, to roll down the driv`'n'ay, thereby
endangering pedestrian and vehicle traffic on Keller Parkway. Additionally, to clear
driveway following snowstorms, vehicles may need to be moved off the driveway, thus
creating congestion on Keller Parkway, a major airy artery. Finally, because of setback
requirements, the !ovation of the new house would make turning around at the top of the
hill difficult if additional cars were paarked at the top. Because of the nature of the
driveway, hacking down is J.¢ yu.o , and potentially dangerous, for many drivers.
tri addition to the aforementioned safety concerns, the existing garage is necessary to
store additional vehicles, watercraft, and lawn equipment which would otherwise be
stored on the driveway, , thus detracting from the aesthetics of the neighborhood. This is
especially true beca+ice many people in the community use Keller Parkway as a
recreational welkinjy path and, es previously noted, it is a main thoroughfare for the City.
Finally, since aCQtiiriiig sattt property, the owners have unproved the dating garage by
building a workbench and storage system to facilitate property maimenance and upkeep.
Additionally, the existing house that is being removed for the new house has a tuck under
;e Therefore, without the, existing garage, the new house would be losing one
