Hanson <br />R.A.B.- LLC is proposing to build a second office building to be constructed and tie into the north <br />side of the existing office building at 2925 Country Drive. <br />I have performed a very rough review of the proposal based on very preliminary plan view drawings. <br />Based on this information I suggest that any approvals be subject to the following: <br />1. The impervious area should be the same as originally approved, therefore, provided <br />enough storm water catch basins are included to drain this area, our system should be <br />able to handle it. However, storm water calculations should be submitted for City <br />Engineer review and approval. <br />2. The existing water line stubs go to the wrong location. Separate domestic and fire <br />sprinkle lines need to be run directly to the proposed building from the boulevard. Since <br />boulevard valves have already been installed, I would recommend starting at these valves <br />and go straight to the proposed building. <br />3. Since the existing sewer stub goes to the wrong location it also needs to be corrected. I <br />would suggest installing a cleanout on the existing stub and at the property line and <br />running it to the new building from there. <br />4. A parking garage is proposed under the new building. The floor drain will need to be <br />connected to the sanitary sewer. Therefore the finish floor elevation will be controlled by <br />sanitary sewer line elevation. <br />5. During and after constriction, surface water runoff from this area to the lower property to <br />the north will have to be controlled to ensure no erosion of the steep hill between these <br />properties. Any retaining wall over 4 feet in height will need to be designed by a <br />certified engineer. <br />6.
