Greon Company <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: EVANS ENTERPRISES CUP AMENDMENT <br />CITY OF LITTLE CANADA <br />Dear Planning Commission Members: <br />It is our understanding from the planners report that Mr. Evans originally submitted a plan to <br />construct a curbed island within the existing driveway to create two individual driveways, each <br />approximately 32 -feet wide, to improve compliance with the City Ordinances in order to receive <br />approval for outdoor storage. However, the applicant is now concerned with drainage problems <br />that the island may produce and would like permission not to install the island. The applicant <br />has stated a willingness to narrow the entrance to the greatest extent possible. <br />Upon review of the Evans Enterprises site it appears a majority of the site slopes very gradually <br />to the west toward Spruce Street. Due to minimal street grades there is evidence of ponding <br />along the edge of the street. It is our opinion that the best option for narrowing the driveway <br />entrance into the site is to complete the installation of the island as originally proposed. If the <br />island is constructed to match the existing elevation of the bituminous entrance /parking area the <br />existing drainage patterns would be minimally impacted. It should be noted that the installation <br />of the island will not improve the drainage. Existing drainage patterns will be maintained and <br />water will continue to pond in certain locations, If an attempt is made to narrow the driveways <br />from the outside edges, as proposed by the applicant at this time, it is very possible that water <br />would pond in the corner of the parking areas. <br />If you have any questions regarding these comments, please feel free to call. <br />Sincerely, <br />Howard R.
