To <br />accommodate the proposal, the following approvals are necessary: <br />1. A variance to allow a recreational accessory building greater than 160 square <br />feet in size. <br />2. A variance to allow the total floor area of a garage and accessory buildings on <br />the subject property to exceed 1,500 square feet. <br />In the spring of 2001, the City approved a conditional use permit to allow the <br />construction of a detached accessory building (a garage) between 1,000 and 1,500 <br />square feet in size on the property. Specifically, a building 1,152 square feet in size <br />was approved and subsequently constructed. <br />Aside from the 1,152 square foot garage, a 120 square foot storage shed also exists in <br />the northwest corner of the property. Approval of the proposed recreational accessory <br />building would result in 1,632 square feet of garage and accessory building area on the <br />property, a total of 1,752 square feet including the shed. <br />To be noted is that the proposed recreational accessory building has been partially <br />constructed but lacks the proper approvals to legalize its existence. <br />The subject property is zoned R -1, Single Family Residential. <br />-25- <br />
