DEVELOPMENT CONTRACT <br />DRYWALL SUPPLY ADDITION <br />THIS CONTRACT, MADE THIS day of , 2003, by and between the <br />City of Little Canada, a municipal corporation of the State of Minnesota (hereinafter referred to <br />as the "City ") and Heritage Jabez, LLC, a Minnesota limited liability company, owner and <br />subdivider (hereinafter referred to as the "Developer "). <br />WITNESSETH: <br />WHEREAS, Developer is the owner of property situated in the City of Little Canada, <br />County of Ramsey, to be platted as Drywall Supply Addition. <br />WHEREAS, Developer has prepared a Planned Unit Development Preliminary Plat, <br />which divides the Drywall Supply Addition into three lots. <br />WHEREAS, Developer has entered a purchase agreement to sell Lot One, Drywall <br />Supply Addition, to International Union of Painters and Allied Trades District Council 82 <br />Building Corporation (hereinafter referred to as "District Council 82 "). <br />WHEREAS, Developer proposes to construct certain improvements, at its cost, within <br />portions the Plat. Said improvements include the General Improvements and the improvements <br />to Lot One, Lot Two and Lot Three, Drywall Supply Addition (hereinafter individually and <br />collectively referred to as the "Required Improvements "). <br />
