NORTHWEST ASSOCIATED CONSULTANTS, INC.
5775 Wayzata Boulevard, Suite 555, St. Louis Park, MN 55416
Telephone: 952.595.9636 Facsimile: 952,595.9837 planners@nacplanning.com
MEMORANDUM
TO: Joel Hanson
FROM: Stephen Grittman
DATE: July 18, 2003
RE: Little Canada — Sherman Associates /US Bank Site
FILE NO: 758.09 — 03.25
I have reviewed the US Bank site plan concepts submitted by George Sherman. Option
A shows the drive - through at an angle, with access from the north, sweeping around an
open island area and exiting to Market Drive. Option B shows the drive - through
perpendicular to the building, with access coming from the west, then turning north to
the exit to Market Drive.
Option A appears to offer more green space, and the driveway alignments appear to
work better in this sketch. There would not appear to be an obvious conflicts resulting
from this plan. Although these are only sketches, this plan would appear to have
slightly less on -site parking that Option B. It also has a smaller building.
Option B shows the drive - through exiting to Market Drive, but the exit lane would be
slightly off-set from the drive aisle that extends to the north of the street. I have not had
an opportunity to determine if this could be fixed with some redesign. Option B appears
to have a larger amount of parking, and also has a larger building. If the exit lane can
be realigned to avoid the off -set, I would think that Option B would provide the most
opportunity for both parking and new development.
/✓o71t / " //9 /Cse uL lc /ic
/104ti / / r 51 E ?,-. /c
-11
net,
,4Y CN /l Cn 74/7 IN
c re.
