134 Twin Lake Blvd.
Little Canada, MN 55127
June 30, 2003
RE: Hamel Estates Plat
City of Little Canada
515 Little Canada Road
Little Canada, MN 55117
Dear City of Little Canada,
We were aware of the plans to divide the property west of our lot. We were approached
on the possibility of selling the land behind our home to be included in this project and
told them we were not interested. However, we were never asked if we would be
interested in making it possible for future development of our property until we listened
to the city council meeting held on June 11.
We were unaware of what the cost would be for us to participate in the project; therefore
we could not make a decision on what to do. Once we received the letter from the city
about the future development Mr. Krengel came over and talked to us and gave us a
dollar amount on what our share would be to subdivide the lot. He said it would cost us
$60,000.00 to make that into a usable lot. We feel this is a ridiculous amount of money
for access to a road and cannot do it for that price.
We were also wondering if the shoreline ordinance has changed since we purchased our
original lot. It did not need to be 15000 square feet at that time How far from the lake do
you need to be in order to have less square footage?
We will be attending the meeting on July 10, so we can here what has to be said at that
time and maybe get the answers to these questions.
Sincerely
L 3 4/1. -e
Mr. and Mrs. Leibel
