The preliminary plat was approved by the City Council previously with a list <br />of conditions. Several Engineering conditions were a part of this approval, and the <br />Planning recommendations were as follows: <br />1. Realignment of Preserve Court off the Williams Pipeline right of way. <br />2. Redesign of the plat to accommodate the relocated right of way. <br />3. Landscape plantings not occur upon the pipeline right of way, but that trees be <br />planted within the boulevard area along Preserve Court for buffering purposes. <br />4. Lot 1, Block 3 be eliminated and Preserve Trail be centered upon the parcel so <br />as to not render the two properties to the east along Viking Drive non- <br />conforming. <br />5. The two parcels listed as Lot 1 and Lot 2 of Block 2 be combined to one lot, thus <br />providing proper lot width requirements and additional spacing from the existing <br />pipeline to the south. <br />6. Landscaping along the wetland edge is added in accordance with the original <br />planning recommendations. <br />7. Compliance with Administration, Engineering and Public Works <br />recommendations. <br />Condition No. 1. With regard to Condition No. 1, the developers are seeking to overlap <br />a portion of the Preserve Court right -of -way onto the Williams Pipeline easement. The <br />City has opposed this design since Williams Pipeline has stated that it will not be held <br />
