To: The Members of the Little Canada City Council <br />From: Glenn Hageman, 2444 McMenemy <br />Subject: Public Hearing on latest development plan for the Palmen <br />Property " The Preserve" scheduled for July 24th <br />Date: July 16, act:;3 <br />I am unable to attend subject meeting; my thoughts: <br />1. The City should appeal the recent court opinion. If expense <br />is an issue, I know that concerned citizens will contribute the <br />necessary funds to mitigate same. <br />2. The number of houses should be limited to what is sensible <br />with no variances or encroachment onto the Williams right - <br />of -way. <br />3. The developer said at the planning meeting that the planned <br />houses (including lot) would be $600 -700 thousand. That <br />should be made a part of any plan approval. <br />4. Any lot can be made to be buildable (Cantilevering, <br />biospheres etc.) or even sculpting with retaining walls. But <br />these solutions are not necessarily consistent with what is <br />"best use" from the City's point of view or a "fit" with the <br />existing natural /wild surroundings of this plot. <br />5. Should walls be approved as part of a plan for a sensible <br />number of homes it should not be left to individual lot buyers <br />to design and build their respective walls. The developer <br />should build them as a part of the land preparation so that: <br />a. the walls in total (and individually) are ascetically <br />appealing <br />b. so that the lots are in fact buildable and we don't end <br />up with an "uncompleteable" development... with a <br />house "here and there" <br />6. To develop this plot with a sensible number of sites is <br />probably not economically feasible. So be it! <br />7/ / <br />
