Green Co <br />Honorable Chair and Planning Commisson <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: DRYWALL SUPPLY ADDITION <br />CITY OF LITTLE CANADA <br />Dear Planning Commission Members: <br />mpany <br />As requested, we have reviewed the submittal package for the proposed Drywall Supply Addition site <br />located off of Country Drive. The submittal documents were prepared by Anderson Engineering of <br />Minnesota, LLC, and included a preliminary plat, grading plan, and utility plan. Drainage calculations <br />were also submitted. Based upon our review, we would offer the following comments: <br />1. A 10 -foot drainage and utility easement should be shown along Country Drive to ensure the <br />existing watermain will be within the easement. <br />2. Only the sanitary sewer and watermain throughout the site will be public and require public <br />easement. It is unclear if all easements shown on the plat are public drainage and utility <br />easements or private easements between properties. All easements should be marked as to <br />their function. <br />3. The proposed grading around the future building should be shown along with a first floor <br />elevation. <br />4. The Ramsey Washington Watershed should indicate if any storm water treatment is necessary <br />prior to discharge from the site. The proximity of the pond inlet and outlet would short circuit the <br />pond and nearly eliminate any treatment of the storm water prior to discharge from the site. The <br />function of the storm water pond shown on the plans is only storm water discharge rate control <br />from the site. An outlet structure or weir should be utilized to control the discharge rate during <br />small rain events. <br />5. As shown a majority of the existing 6 -inch watermain on the site is being abandoned. All <br />existing 6 -inch watermain should be removed. All new watermain and fittings should be poly - <br />wrapped to help prevent against corrosion. <br />6. As commented on the District Council 82 site review, the parking along the access road into the <br />site should be removed. <br />7.
