The subject site is zoned PUD, Planned Unit Development District. The <br />revised plans are provided in response to the conditions of approval for the PUD <br />Development Stage and Final Stage Plans previously considered by the Planning <br />Commission and City Council. <br />ANALYSIS <br />Approval of the Development Stage for the proposed development was made subject to <br />17 conditions outlined below. The Final Stage PUD application was table subject to <br />resolution of the Development Stage issues. <br />Original Development Stage Plan Conditions <br />Approval is subject to successful execution of an administrative lot split to <br />acquire part of a neighboring property that is included in the project. As part of <br />that review, issues relating to the setback of an existing shed and removal of an <br />existing building, bituminous paving, overhead utility line, overhead telephone <br />line, and fence must be addressed. <br />Comment: A preliminary plat has been submitted that includes the land from the <br />parcel to the west, but the administrative lot split must still be processed. <br />Approval of the administrative lot split is subject to removal or relocation of <br />
