MINUTES <br />PLANNING COMMISSION <br />JUNE 12, 2003 <br />THE VILLAGE — <br />SHERMAN <br />ASSOCIATES <br />This would resolve the issue of turning conflicts in the driveways with <br />side - loaded garages. Sherman was agreeable to this option. <br />Roycraft recommended approval of the Final Plat and the Final Stage <br />PUD for The Villa's at Little Canada subject to compliance with the <br />recommendations of the City Planner and the City Engineer with the <br />following modifications: <br />*Recommendation 4 — move the street a couple of feet so that driveway <br />can be lengthened; <br />*Recommendation 6 — working with the City Planner to adjust the angle <br />of the garages to soften in a driveway radius that will reduce turning <br />conflicts; <br />`Recommendation 9 — pond to be wet or escrow to be required; <br />*Recommendation 10 — elim <br />Motion seconded by Wojcik. <br />Motion carried — 7 -- 0. <br />nated at direction of City Planner. <br />George Sherman, Sherman Associates, appeared before the Commission <br />requesting Concept Stage and Development Stage PUD, Architectural <br />Review, and Preliminary and Final Plat for an office /retail development <br />known as The Village at Little Canada to be located at the northeast corner <br />of Rice Street and Little Canada Road. Sherman reviewed his plans in <br />detail, noting that he is showing the concept development for the entire <br />area. fie further reported that he is in agreement with the <br />recommendations made by the City Planner and the City Engineer and <br />will work with staff and the plans progress from concept stage to final <br />stage. <br />Sherman reviewed the City Planner's June 4°i report, and noted that with <br />regard to recommendation 1, he will be working with the City Engineer <br />and the County regarding the access point for the restaurant proposed on <br />Little Canada Road. Sherman reported that he is in agreement with <br />recommendation 2. With regard to recommendation 3, he noted that a <br />shared parking arrangement is being proposed between the office use and <br />the restaurant use, and this is typically a good arrangement that minimizes <br />the need for parking given the differences in hours of operation between <br />the two uses. Sherman indicated that he will submit supporting evidence <br />that this shared parking will work. Sherman indicated that he is in <br />- 10- <br />
