One project is a <br />26,000 square foot commercial retail /office building located at the northeast corner of <br />Little Canada Road and Rice Street. This project is proposed as a Development Stage <br />Plan under the PUD District currently established for this area as part of the Rice <br />Street /Little Canada Road Redevelopment Plan. The second project is presented in <br />Concept Stage Plan form for development of a stand -alone 4,500 square foot restaurant <br />to the east of the proposed retail /office building at the intersection of Little Canada Road <br />and Middle Street. The third project is for development of four one -story office buildings <br />with a total of 29,800 square feet of floor area. This project is located farther north <br />along Rice Street at the intersection of Market Drive, just north of the existing First Bank <br />building, and is also proposed as a concept plan at this time. This site is also zoned <br />PUD as part of the Rice Street / Little Canada Road Redevelopment Plan. which <br />anticipates development of a mix of retail, office and residential uses for this area. <br />ANALYSIS <br />Existing Conditions. The site of the retail /office building and restaurant use is an area <br />of broken asphalt and concrete surface on the same unplatted parcel as the existing <br />First Bank building. The location of the office park is on a grass surface vacant <br />unplatted parcel abutting First Bank Drive, Market Drive and Rice Street. <br />
