Clarify that the 500 foot cul-de-sac length standard does NOT apply to <br />Temporary cul-de-sac streets; <br />Clarify that the City retains the discretion to require longer cul-de-sacs under <br />specific conditions (other than creation of more lots); <br />c. Define Temporary cul-de-sac streets as being those where future extension is <br />anticipated; <br />d. Clarify that the cul-de-sac standards applicable to temporary cul-de-sac streets <br />refers only to the cul-de-sac radius; and <br />e. Clarify the standards for variance from the Subdivision Ordinance to become <br />more closely consistent with state law (by eliminating the phrase "minimum <br />use" from the standard). <br />These amendments are being processed in advance of the general ordinance update <br />due to litigation that the City is facing after the Richie Place subdivision approval. It is <br />the opinion of the City's legal representatives that this amendment will help clarify the <br />issues for that case. <br />
