February 21, 2008 <br />Little Canada Planning Commission <br />515 Little Canada Road <br />Little Canada, MN. 55117 <br />R>/: 2905 Country Drive, Parcel ID 06-29-22-14-0025 <br />Greetings: <br />I am submitting a request for the following changes to my current zoning status and or <br />apply for the appropriate required Conditional Use Permits. <br />1. I would like to be able to park my two existing display trailers in the back of <br />my building when they are not in use. They are 16' x 8'/Z' and 14' x 8'/z' in size. I <br />may purchase a third trailer in the future as well. During the summer months they <br />are gone constantly in use, but in the winter they would be sitting in the back of my <br />parking lot more of the time. The trailers fit comfortably and take up one existing <br />marked parking space. <br />Approval of this request would not impact traffic congestion nor increase safety <br />concerns. Additionally, I do not believe allowing my parking request would injure or <br />detract from the use of neighboring property. I currently have a high fence in the back of <br />my property and trees and landscaping on the side. The building already had 80 parking <br />spaces when I purchased it. <br />2. I am currently going to lease approximately 1500 sq ft. in the back portion <br />of our building to Vita Bella Health & Wellness Center. They will be <br />offering Therapeutic Massage, Specialty Facials, Nutritional Management, <br />Pilates, and beginning and advanced Yoga. <br />Approval of this request would not impact traffic congestion nor increase safety <br />concerns. Any increased traffic to this destination would pale in comparison to the <br />amount of existing traffic currently utilizing Country Drive. Maximum increase of five <br />to twelve cars would be at this destination at any one time. Massage and facial <br />appointments are usually one to two hours plus in duration and Yoga and Pilate classes <br />would be scheduled a few times per week. <br />
