June 3, 2003 <br />File: 805750J-0071 <br />Mr. Wade Strom <br />WS Property Management <br />2515 White Bear Ave. #8A -123 <br />Maplewood, MN 55109 <br />RE: SEAL COATING AND IRRIGATION SYSTEM REIMBURSMENT <br />THUNDER BAY PLAZA & ROUND LAKE PLAZA <br />CITY OF LITTLE CANADA <br />Dear Mr. Strom: <br />As you are aware the City previously agreed to provide a sprinkler system for your <br />property at the northeast corner of Little Canada Road and Market Place Drive due to <br />the disturbances and reduced boulevard width resulting from the Little Canada Road <br />project. In addition the City also agreed to assist in payment of seal coating the parking <br />lots in front of the Thunder Bay Plaza and Round Lake Plaza due to cut - through traffic <br />and construction traffic during the Little Canada Road and Amenity projects. <br />We have received the quotes for the seal coating of the parking areas for both Plazas <br />totaling $9,073.00. In discussions with you over the phone, you are unsure as to the <br />cost of the possible irrigation system or the timeline in which you would like it installed <br />due to the construction adjacent to the area again this year. <br />As you are aware it has been over two years since the completion of the Little Canada <br />Road street project and I believe both the City and yourself would like to see both issues <br />resolved. Therefore, I propose that the City make a one time payment of $5,000.00 <br />upon completion of the seal coating of the parking lots, which will be payment in full for <br />both the City's share of the seal coating and irrigation system costs. <br />If you are agreeable to this one time payment of $5,000.00 please acknowledge by <br />signing the letter below and returning it to my office. If agreed to the proposal will be <br />brought before City Council for final approval on June 11, 2003. This one time payment <br />will resolve both issues in full.
