is proposed to run through the 10 parking stalls illustrated on the plan, however, it is <br />unclear as to the maneuverability of both trucks and cars within that area. Additionally, <br />directional signs will need to be incorporated within the plan. <br />The proximity of the proposed 4,400 square foot office addition may also negatively <br />impact the overall traffic circulation as trucks circulate to the future building on Lot 3. <br />The proposed office addition may need to be reduced to allow for an overall, uniform <br />traffic circulation plan within the site. Additionally, the applicant should identify all areas <br />proposed for loading and unloading trucks within the site. <br />CONCLUSION AND RECOMMENDATIONS <br />The submitted plans indicate the proposed lot change, new lot layout, and location of <br />buildings, however, traffic circulation, loading and unloading areas, and additional <br />parking required remain unresolved. The plat reflects the City's expectation that a new <br />building would require some adjustment to the site to accommodate an actual building <br />and parking lot design. However, the changes will have some impact on the existing <br />operation. With the change to access for the Drywall Supply portion of the project, the <br />applicant will need to adjust his plans for parking and building on the current developed <br />site. These changes should be illustrated on revised plans as a part of Final Plat and <br />PUD approval for the City Council. <br />pc.
