NORTHWEST ASSOCIATED CONSULTANTS, INC.
6776 Wayzata Boulevard, Suite 555, St. Louis Park, MN 5641
Telephone: 952.595.9636 Facsimile: 952.595.9837 plann>rs@nacplannin c
;
y. om
MEMORANDUM
TO: Little Canada Planning Commission
FROM Stephen Grittman
DATE: June 4, 2003
RE: Little Canada — Market Place Center — Stafki Outdoor Sales CUP
FILE NO: 758.09 - 03.17
Ed Stafki and Market Place Center have applied for a Conditional Use Permit to allow
outdoor sales of produce along Rice Street. The site plan shows that the location would
be at the corner of Rice Street and market Drive, however, Market Drive is being
relocated to the south from that shown on the plan.
This applicant had operated a similar produce stand at the corner of Rice Street and
Little Canada Road (the Venetian Inn) prior to the redevelopment of that property, The
new site would be near the location of the Linder's greenhouse. The stand would
operate from July through September of each year.
Because the site plan is not specific as to how traffic will stop at the site and re -enter
traffic on Rice Street, planning staff would recommend that a Conditional Use Permit
approval include a condition that the City retains the ability to require a change in
location if it is deemed necessary to facilitate traffic safety. The City would also reserve
the ability to require changes to the permit or add conditions if warranted in future years,
pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Greg Schroeder
Ed Stafki, 316 Little Canada Road, Little Canada, MN 55117
