Hanson <br />It is my understanding that First Bank Drive between Middle Street and Market Place Drive is to be <br />vacated to aid in our redevelopment efforts of this area. <br />A review of our city files indicates that there are no City of Little Canada sanitary sewer or water <br />lines in this section of First Bank Drive. However, as shown on the attached sketch we do have a <br />storm sewer line that runs along the south curb line of the existing street that drains storm water from <br />the Middle Street/First Bank Drive intersection. In addition there is a private storm sewer line that <br />crosses First Bank Drive about half way between Middle Street and Market Place Drive that drains <br />the Market Place Center parking lot. <br />As part of the Market Place Drive Reconstruction Project we are going to construct a storm water <br />pond on the east half of First Bank Drive and the parking lot to the north. A review of the Market <br />Place Drive Construction drawings indicates that as a result of the construction of the storm water <br />pond we will remove the private storm sewer line that crosses under First Bank Drive (that drains the <br />existing Market Place Center parking lot) and capture the storm water further north as part of the <br />Market Place Drive /Storm Water Pond storm sewer system. The pond construction will also result <br />in the removal of the existing stoup sewer that runs along the south curb line from the halfway point <br />east to Market Place Drive. <br />Based on the above and as shown on the attached sketch, we will have approximately 260 LF of <br />storm sewer line in the western half of First Bank Drive that will remain after vacation of this street. <br />A utility and drainage easement is needed over this section of storm sewer line to enable the City of <br />Little Canada to maintain this storm sewer line. This storm sewer is located approximately 7.5 feet <br />north of the First Bank Drive south right -of -way line. Therefore, a 15 -foot wide utility and drainage <br />easement should be established running parallel to the south right -of -way line over the section of <br />First Bank Drive to be vacated. <br />H: \GregS \Storm Water \Vaction of First Bank Drive Storm Sewer.doc <br />2 <br />
