This request is being applied retroactively, since the shopping center has had <br />more than two signs for some time. <br />The regulations are consistent with the requirements for signage on commercial <br />buildings in terms of size and location. The plan states that each individual tenant will <br />be limited to signage based on the amount of the storefront area of their leased space. <br />Other regulations proposed match the City's sign regulations, and the applicant also <br />retains approval authority over individual sign requests as to color, placement, and <br />construction. <br />Planning staff recommends approval of the Comprehensive Sign Plan, with the <br />condition that the conditions for display on the current pylon sign be referred to in the <br />plan for future reference. <br />pc: Kathy Glanzer <br />Steve Westerhaus <br />Lee Elfering <br />Greg Schroeder <br />7 <br />
