The parcel is now zoned B -3, General <br />Business, and is bounded by Single Family Residential to the north, the railroad and <br />PUD zoning to the west, B -3 commercial across Little Canada Road to the south, and <br />the new Ruff Cuts Pet Grooming business to the east. <br />The purpose of the PUD zoning would be to permit the remodeling of the existing <br />building, and occupancy by Maverick Electric, an electrical contractor. The applicant's <br />business is currently located in Ryan Industrial Park. Under the City's current zoning <br />regulations, the applicant would fit within an Industrial District, or the "B -I", Business <br />Industrial District, in addition to the PUD zoning requested in this case. The applicant <br />has suggested that he has been looking to get out of Ryan Industrial Park due to <br />concerns over the condition of the industrial park, and his intentions to own and upgrade <br />his business image. <br />The proposed business use would include office and storage use of the existing <br />building, following a remodeling of the interior and exterior of the space. The applicant <br />indicates that employees drive their vans to the site in the morning only to pick up work <br />plans and parts, then leave to their job site for the rest of the day. These vans are kept <br />by the employees at their homes, and do not return to the office site in the evening. <br />The site would be altered by removing some of the asphalt paving not necessary for <br />parking area, and the proposed addition of an area to store a trenching machine and <br />trailer, and one additional work van that is used in the event that one of the employees' <br />vans has mechanical problems. <br />
