18 | P a g e <br />Understanding Little Canada’s Local Economy <br />Section Two – Land Use and Fiscal Productivity <br />In addition to its role in the regional economy, Little Canada’s long-term fiscal health is closely <br />tied to how land is allocated and developed within the city. Property tax represents the primary <br />source of general municipal revenue, supporting staffing, infrastructure maintenance, and public <br />amenities. While the figures presented in this section reflect total property tax collected across all <br />taxing jurisdictions, they provide a consistent basis for comparing fiscal intensity across land <br />uses. As a result, land use patterns and fiscal outcomes are directly connected. <br />Single-family residential zoning (R-1) accounts for 33.5 percent of total land area and 45.5 <br />percent of buildable land within the city. Floodplain and wetland areas comprise more than one- <br />quarter of total land area and are excluded from the buildable land base. The table below summarizes total <br />property tax collected by zoning district and each district’s share of the overall tax base. <br /> <br /> <br /> <br />1 Land = All property, water, roads, sidewalks, etc. except for railroad property, Highway 36, I -694 and I-35E <br />2 Buildable = All land excluding bodies of water, floodplains, and wetlands.
