This schedule can be refined with the client to <br />accommodate needs of staff and stakeholders as identified in the Kick-Off Meeting. <br />PHASE & TASK <br />Kick Off Meeting: Introduce team, <br />refine schedule <br />Review existing data <br />Visioning Meeting: Define guiding <br />principles, set goals and sustainability <br />expectations <br />Project Kick-Off & Concept Validation <br />Open House Input Session & Online Survey <br />Review input with project steering <br />committee <br />Develop conceptual plans, massing based <br />on community input / concept validation <br />Review plans and refine preferred plan <br />based on city and Technical Advisory <br />Committee comments <br />Review refined concept <br />Prepare SD drawings and specification <br />narratives <br />City planning and zoning staff plan reviews <br />Schematic Design <br />Cost Estimate Stakeholder Meeting <br />Design Development <br />Gather community input on design <br />Develop design based on approved <br />SD phase and community input <br />Review design with city and TAC <br />Prepare DD drawings / specification <br />narratives <br />Conduct plan reviews with city and AHJ <br />Construction Documents <br />Prepare construction documents, materials, <br />coordinate with budget <br />Coordinate with City staff and appropriate <br />agencies to conduct plan reviews <br />Design reviews <br />Update costing information based on the <br />completion of a 50% CD progress set <br />Prepare drawings and full specifications to <br />the City at 100% completion of the CD set <br />Coordinate Specifications <br />with City requirements <br />Bidding / Negotiation <br />Assist in preparation of Bidding <br />Documents & Forms <br />Pre-Bid Meeting <br />Prepare addenda as required <br />Construction Administration <br />Pre-const. and on-site observation meetings <br />Administer Documents, Observations, <br />Submittals, PCO, RFIs, Pay Apps Regular <br />OAC Meetings Project Closeout, Punchlists, <br />Punch Verification, and As-Builts <br />Approximately 36-40 <br />weeks of construction <br />City Review
