OPN ARCHITECTS +
CITY OF LITTLE CANADA 18
Relevant Project Experience
Sleepy Hollow Sports Park, located in Des Moines, Iowa, has long been a
staple of local recreation. Offering everything from winter activities like
skiing, snowboarding, and tubing to summer attractions such as mini-
golf and festivals, the park was a popular destination for many. However,
over time, a lack of maintenance led to the closure of several attractions,
including skiing, creating a gap in the community’s recreational offerings.
Recognizing the park’s value, Polk County Conservation stepped in to
preserve its legacy and modernize its operations. OPN was hired to bring
Sleepy Hollow to a new phase of revitalization. The project will feature a
new 18,000-square-foot lodge to support ski activities and the larger
community through a restaurant, lounge spaces, and a multi-purpose
room that can be rented. The Sleepy Hollow staff will have offices in the
building, in addition to a ski rental shop and retail space. Accessibility and
universal design have been a guiding principle for the project, as well as
sustainability and being good stewards of the environment.
In addition to the new lodge, the project consists of regrading the site to
accommodate a new Snowflex system, a synthetic material that when
sprayed with water allows for skiing and snowboarding when it’s too
warm to make snow. The county had already installed a 600-foot trail
of Snowflex in 2023, making it the longest all-weather turf snow run in
the world.
Features also include a new bunny hill, new entry drives, parking lot, and a
new 7,000-square-foot maintenance building. A new ski lift, snowmaking
system, ropetow and other site work are planned. The project is new
construction and is anticipating issuing documents for bid in mid-2026.
Sleepy Hollow Sports Park
Location Des Moines, Iowa
Year 2027 (estimated)
Delivery Design-Bid-Build
Size 18,000 square foot (lodge)
Cost Withheld
Contact Kami Rankin, Deputy Director
Polk County Conservation
(515) 323-5363
Kami.Rankin@polkcountyiowa.gov
Restoration of winter activities, new lodge focus of sports park revitalization
