Zoning Narrative <br />Conditional Use Permit for a new Wireless Telecommunication Tower and Facility <br />Ramsey County PID: 072922220090 <br />This Zoning Narrative is included to state how our application complies with the City of Little Canada Zoning <br />Code Regulations (cited code language is in normal font, our narrative and responses are in red italics). <br />Wireless Telecommunication Tower and Facility use: <br />The applicant (The Towers, LLC) is proposing to develop a new Wireless Telecommunication Tower and <br />Facility (Wireless Facility), including a 75’ monopole tower (overall height of 80’ w/ 5’ lightning rod) within a <br />40’x45’ fenced and screened compound, within a 40’x45’ lease area on the subject property, together with <br />utility and access easements from Park Street right-of-way. The subject property is located in the C-1 General <br />Commercial District. According to Section 914.030(A) of the City’s Zoning Code “Antennas and Towers” are <br />permitted by Conditional Use Permit in this zoning district with approval by the City Planning Commission and <br />City Council. These Zoning Code regulations further outline the requirements that must be met before approval <br />of a Conditional Use Permit for a Wireless Facility is given by the City.
