8 | P a g e <br />Properties Owned by The City of Little Canada – 2026 <br />• About half of the property is affected by shoreland standards as “Gervais Creek” runs <br />along the waterworks trail to the south and is considered a tributary. <br />o There are some practical solutions to this problem including subdividing ~ 2 acres <br />of land to the north from the rest of the parcel. <br />o The biggest effects of being a “shoreland” lot are on impervious surface limits, <br />PUD open-space requirements, and residential lot widths. That said, there are <br />several workarounds the city can use. <br /> <br />• The rear driveway/access for the commercial building to the north is over the property <br />line. Staff would recommend resolving this issue via sale or minor subdivision prior to <br />allowing the property to be developed. The building owner to the north has also <br />expressed interest in acquiring the lot for an additional office/warehouse space. <br /> <br />Public Works <br />• There is planned street work on Country Drive this summer that will occur adjacent to the <br />property. <br /> <br />Parks <br />• There are 50 available plots in the community garden on the property. They were fully <br />leased last year and are expected to be fully leased again this year. <br />• Site could be used as a pocket park for Condit/Yorkton neighborhood <br />• The south portion of the property provides an opportunity to connect into the Water <br />Works Trail and future pedestrian bridge. <br />• There may also be an opportunity for a boardwalk feature along Gervais Creek. <br /> <br />Zoning and Future Land Use <br />• Zoned C-1 (General Commercial), which allows only commercial uses. <br />• The property’s future land use designation is “Commercial,” supporting commercial <br />development. <br /> <br />Neighboring Property/Surrounding Area <br />• North – Multi-tenant office/warehouse building. The owner has expressed interest in <br />buying a sliver of the 2828 property so their rear drive will sit fully on their own property. <br />Moreover, he expressed interest in the larger site, or a portion, for another <br />office/warehouse building. <br />• South – Waterworks trail and “Gervais Creek”. Further to the south are two multi-tenant <br />office buildings. Staff have met with the owners who are doing preliminary exploration <br />of redevelopment options, including market-rate 4A housing. <br />• West – Single-family neighborhood.
