14 | P a g e <br />Properties Owned by The City of Little Canada – 2026 <br />2040 Comprehensive Plan <br />Located in District 3, the Comp Plan states, “… In the long term a more intensive mixed- or <br />multi-use redevelopment would fit well with the other nearby new investments”. <br />ULI TAP Summary <br />• ULI stated that they did not believe housing was a viable option. <br />o Stated the parcel should be viewed as a long-term investment <br />• ULI suggested programming the space and activating it as a town square/gathering space <br />shown below. <br /> <br />• They suggested a formal station area plan for the forthcoming BRT line. <br />• If housing was pursued, additional acquisition would likely be necessary for any market- <br />rate project. A concept is shown below – having followed the recent sale of the Villages <br />and spoken with US Bank representatives, Staff are skeptical that this is a viable concept <br />in the near-to-medium term.
