Currently, the parcel contains a single family home with no garage. <br />The property is approximately 158 feet wide by 235 feet deep - .85 acres in area. The <br />applicant is proposing a detached garage of 1,152 square feet, larger than the threshold <br />of 1,000 square feet in area. Detached accessory buildings between 1,000 square feet <br />and 1,500 square feet are allowed by CUP. <br />The City has reviewed similar requests with a requirement that over -sized garages be built <br />only on parcels where the size of the lot and the surrounding neighborhood result in no <br />concerns over compatibility or crowding. In addition, such buildings are required to be put <br />only to residential storage and parking uses - no business activity is permitted. Finally, the <br />building materials of the accessory building are to be similar to those of the principal <br />building. <br />The proposed building would exceed all setback requirements, and as noted above, the <br />parcel is much larger than the basic single family lot. The applicant indicates in his <br />application that the building will be utilized solely for personal vehicle storage, and no <br />business use will be made of the structure. No information has been submitted on building <br />materials, although a sketch is included illustrating the size.
