This building will be the second of two buildings constructed on the County Side <br />Terrace Office Park site. The grading, drainage, and utility plan for this tot was <br />previously reviewed and approved with the rest of the Office Park site, and no additional <br />grading or utility information is shown on the plan. The Ramsey Washington Watershed <br />also reviewed the entire site and all storm water rate and sediment control regulations <br />were met when the original entire site was graded. <br />The first floor elevation of the proposed building is shown at 912.00. The original <br />grading plan indicated a first floor elevation of a building on this lot should be 910.00. <br />The building pad elevation will need to be lowered or additional fill brought to the site. <br />Any additional grading necessary will need to be reviewed. There are two 30 -foot <br />driveways shown that access the site from County Drive. This is above the maximum <br />24 -foot width allowed by the City zoning code without prior approval. If it is anticipated <br />that large trucks will need to access the site the 30 -foot wide driveways may be <br />necessary. <br />The parking lot configuration has changed from the layout shown on the original grading <br />plan. The paved area has been reduced with an increase in green area both in front of <br />the building and in the northwest comer of the site. Minor modifications to storm sewer <br />inlet locations may need to be made to the storm sewer that was originally installed, but <br />the existing piping system will be of adequate size to serve the site. The plan shows a <br />total of 67 parking stalls with two handicapped spaces In the lot south of the proposed <br />building. For a 67 -space parking supply, state regulations require 3 handicapped <br />spaces, at least one of which must be van accessible, Therefore, an additional <br />handicapped space is required. <br />If you have any questions regarding these comments, please call. <br />Sincerely, <br />Howard R.
