Little Canada Road <br />Little Canada, MN 55117 <br />Re: Development Agreement for Twin Lake Pines <br />Dear Joel: <br />We have reviewed the Development Agreement between the City of Little Canada and Pratt <br />Investment Company for Twin Lake Pines and have the following comments: <br />1. Paragraph 13(b), Park Dedication Requirements. The Development Agreement <br />states: "Said installation or any substitute proposal shall be subject to approval by the City, the <br />City of Vadnais Heights, and Ramsey County Public Works." It is our understanding that the <br />trail issue is address in paragraph D(1)(g) of the Joint Powers Agreement between the City of <br />Little Canada and the City of Vadnais Heights and that the Developer will not be required to <br />install the trail, but rather make a cash deposit of $12,200. <br />2. Paragraph 15(g), Additional Requirements. In an effort to simplify the <br />ownership of Outlot A with regards to the maintenance and insurance thereof, we have decided <br />that the owner of Outlot A will be Lot 12 exclusively. It's proximity and contiguous location <br />made the decision a logical one for us. <br />If you are in agreement with the above, please let me know and I will make the change in in <br />paragraph 15(g) of the Development Agreement and initial the same along with signing the <br />Agreement and returning it to the City. <br />Enclosed please find a draft of the tree preservation/shoreline ordinance which we discussed at <br />our last meeting, for your review. This would be distributed to prospective buyers along with our <br />landscaping contractors. <br />Since the City of Little Canada has accepted the Twin Lake Pines project and all punchlist items <br />have been addressed, we would request releasing the bond in effect.
