NORTHWEST ASSOCIATED CONSULTANTS <br />COMMUNITY PLANNING - DESIGN - MARKET RESEARCH <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />Little Canada Planning Commission <br />FROM: Daniel Licht / Stephen Grittman <br />DATE: 4 November 1999 <br />RE: Little Canada - Gilanderi Addition; Final Plat <br />FILE NO.: 765.09 - 99.32 <br />Mr. Dick Kimmes has submitted a final plat for a four -lot single family residential <br />development along Gilander Lane, south of County Road B2. The preliminary plat for this <br />project was previously considered in late 1998 and early 1999. The design of the final plat <br />is generally consistent with that of the approved preliminary plat. The proposed lot range <br />in size from just more than 18,000 square feet up to more than 28,000 square feet. Right - <br />of -way has been provided for Gilander Lane where the existing loop driveway is to be <br />replaced with a 24 foot wide public street. <br />As a condition of the preliminary plat approval, the developer is required to provide the <br />necessary easements for a cul-de -sac at the south end of Gilander Lane. The easements <br />are necessary in order to provide for a turnaround should the existing loop road be <br />removed. The developer must provide documentation that all necessary easements have <br />been obtained, subject to review by City staff. <br />The only other outstanding issue with the proposed final plat is that the City Engineer <br />approve the drainage for the project. Therefore, our office would recommend approval of <br />the final plat subject to the following conditions: <br />1. Documentation of adequate easements for a cul -de -sac at the southern terminus <br />of Gilander Lane. <br />2. City Engineer of all grading, drainage and utility plans. <br />3. The driveway to County Road B2 for Lot 1 be located as far west as possible. <br />pc.
