Hanson <br />Email: cityhall @ci .little- canada.mn.us <br />MEMORANDUM <br />TO: Mayor Fahey & Members of the City Council <br />FROM: Joel Hanson, City Administrator <br />DATE: February 8, 2001 <br />RE: Sale of Twin Lake Boulevard Property <br />With the receipt of the appraisal for the Twin Lake Boulevard property, we need to decide on a course of <br />action for its sale and development. The appraisal indicated townhomes would be the highest and best <br />use. On the other hand, Gordie Howe of Masterpiece Homes indicated he would consider a single- family <br />development for this tract of land. <br />One idea would be to solicit concept proposals for the property to see what may be possible. However, to <br />do so would require us to set some minimum standards to ensure a developer meets our expectations. I <br />would also like the market to assist us in setting the sales price rather than having the developers work off <br />our appraisal. <br />I know of three local developers who would be interested in this parcel. They are Gordie Howe, Pratt <br />Development, and Jim Olson of K & A Builders. I'm sure others may be as well if they were made aware <br />of its availability. <br />Therefore, I would like to have some preliminary discussions with you to determine a plan of attack. <br />Page 55 <br />
