MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 9, 2000 <br />Comfort Bus that the only way he would be interested in selling the <br />property is if he could purchase two of the sites owned by Comfort Bus <br />which are adjacent to his property. The Commission's consensus was that <br />relocating Comfort Bus to this site was not a good option. <br />Keis indicated that Frattalone operates a very good business, but pointed <br />out that this business has a lot of outdoor storage. Keis stated that he is <br />amazed at how well Frattalone keeps his equipment. Frattalone felt that <br />he had one of the nicest businesses to look at in the area. He pointed out <br />the extra berming and landscaping which he has installed even though it <br />was not required. Frattalone felt that he has gone the extra mile. <br />Keis asked how long the new site would last Frattalone before he would <br />outgrow it. Frattalone pointed out that he does not have room to bring <br />back half of his equipment to his present yard. Most of his equipment is <br />stored on job sites. Frattalone also indicated that he is outgrowing his <br />office space and shop. If he were to add on to his existing building, he <br />would reduce his yard space. Frattalone pointed out that the site at the end <br />of Spruce Street consists of 11 acres. Ideally a 15 -acre site would be what <br />he would want. However, a site this size is difficult to find in the Metro <br />area. Frattalone reported that he has been at his present site for the past 18 <br />years. He would hope to be at the new site for a long period of time. <br />Frattalone reported that his current shop is 150 feet by 80 feet, or about <br />12,000 square feet in size, plus mezzanine space. The building he is <br />proposing would be 120 feet by 200 feet, or double his current shop size. <br />The building would be approximately 30 feet high and would have a crane <br />and hoist in it. It would be a pre- stressed building with a flat roof. It <br />would also house a welding shop and wash bay. Frattalone estimated that <br />he owned 192 licensed vehicles and adding in off -road pieces of <br />equipment brought the total to about 400. The maintenance shop runs 24 <br />hours per day, with two eight -hour shifts and a skeleton crew on the third <br />shift. <br />Frattalone also pointed out that he is contemplating two future additions to <br />the shop building, one for 12,000 square feet and another for 4,000 square <br />foot. <br />Frattalone described the layout of the new site pointing out that there are <br />railroad tracks on two sides, a 22 -foot embankment to Rice Street, an <br />industrial park across the street, and a lake to the north. Frattalone <br />indicated that the layout of the site is such that the outdoor storage will not <br />be visible from Rice Street. Frattalone also indicated that he would <br />provide screening to the north for the townofiices located along Rice <br />Street.
