Staff noted that a property owner with an attached garage could <br />construct a large detached accessory storage building as a permitted use but would need <br />a Conditional Use Permit if the same sized accessory building was a garage. Staff <br />believes that the primary impact of such a building would be its size and architecture, and <br />whether the building was used for a business or not. As a result, it did not seem <br />reasonable to distinguish between storage buildings and garages. <br />The attached amendment would require a Conditional Use Permit for any accessory <br />structure that is not either a 120 square foot shed, or a 160 square foot recreational <br />accessory building as defined in the amendment. With this change, residential property <br />owners could have an attached garage, a "recreational building" (such as a gazebo), and <br />a shed as permitted accessory buildings. The total of the attached garage and the gazebo <br />would be required to be no more than 1,000 square feet.
