The <br />area is zoned R -1, Single Family. The new lot would front on Payne Avenue. All lots <br />would exceed the required area and width requirements according to the survey submitted <br />illustrating the subdivision. The existing home on Parcel B at the corner of Payne and <br />LaBore is currently in violation of the setback from Payne Avenue. However, the <br />subdivision does not affect this condition. The existing home on Parcel C has a porch <br />extending toward the rear yard, but it still will exceed the minimum setback of 30 feet. <br />Drainage and utility easements are provided along all lot lines according to ordinance. <br />The new home to be built on Parcel A must meet the normal setbacks applicable to single <br />family homes - 30 feet from the front lot line; 30 feet from the rear lot line; and 10 feet from <br />each side lot line. <br />In summary, the subdivision appears to meet or exceed all of the zoning and subdivision <br />ordinance requirements for single family lots. Since the subdivision consists of just one <br />new lot, the normal requirements for a full plat may be waived.
