The property is slightly deeper <br />in dimension (217 feet) than a standard single family lot. The existing home has an <br />attached two -car garage that is 464 square feet in area. The proposed building would be <br />detached, and would be 14 feet by 24 feet, 336 square feet. <br />The zoning ordinance states that single family property owners must obtain a Conditional <br />Use Permit to construct more than one garage building on a parcel, and that a separate <br />CUP is necessary if the total garage and accessory building area is proposed to be more <br />than 1,000 square feet. In this case, the first CUP requirement applies. Because the total <br />square footage of the two garages will be approximately 800 square feet, the application <br />complies with the area standard. <br />The applicants indicate that the building will be used for storing personal property, <br />including lawn and garden equipment and a boat. The building would be finished with <br />cedar siding to match the existing attached garage. The site plan does not indicate a <br />driveway or other access to the building. It is assumed by staff that the building will not <br />be accessible to vehicles on a regular basis. <br />Page 4 <br />
