MINUTES <br />City Council <br />,) May 22, L985 <br />Recess At this point in the meeting, 9:45 P.M., Council took a short recess. <br />The meeting was reconvened at 9:55 P.M. <br />Larry Lee <br />Plat <br />Approval <br />Agenda <br />Item No. 8 <br />Mr. Larry Lee appeared before the Council requesting plat approval <br />for Yorkton Industrial ?ark, Phase II. <br />Mr.. Fahey reported that the Planning Commission voted 8 to 0 to approve <br />the plat with changes in the zoning of the Zoch property and with <br />additional width on Conduit as recommended by the City Engineer. <br />rtMr. Lee explained the requested zoning for his property and the <br />trading of property that he has done with the Zoch's.. Mr. Lee reported <br />that the Zoch's will be requesting 3-3 zoning for the remainder of <br />their property with excepcionof the residential property on the <br />souch along Mr. Lee's proposed residential street. <br />Mr. Lee reported chat the only change in his plat is 60 additional feet <br />to the north of the Zoch property chat he needed in order to maintain <br />a 3 to 1 slope. <br />Mr. Ed Nadeau appeared before the Council and asked why Mr. Lee's cul -de- <br />sac had to come off Conduit and why it could not 3o through Lee's <br />industrial property. Mr. Nadeau was concerned with increased industriaL <br />traffic on Conduit.. <br />Council pointed out that it was not good planning to run a residential <br />road through an industrial park. <br />Sir. Fahey stated that he'did not chink the proposal would increase the <br />industrial traffic on Conduit. <br />Mr. Bob Rudy asked why the City is considering widening Conduit. The <br />Engineer explained that the City only has a 33 foot right-of -way for <br />Conduit.. The City is proposing to take the additional right - of-way <br />where it cam under this proposal. The actual blacktop of Conduit would <br />not change.. Mrs.. Scalze stated chat this has been City policy for some <br />time to cake additional right- of-way it needs when- it cam under a <br />development proposal such as this. <br />Fahey pointed out chat as it sits Conduit is a. substandard. street.. <br />The City is not proposing to widen the blacktop, just get the necessary <br />right -of -way. <br />Mr. Nadeau stated that he felt Conduit should be run all the way through <br />to relieve some of the traffic problems in the area. <br />The Engineer reported that the City currently requires 50 Eeet of <br />right-of-way For residential streets. <br />Page 105 <br />
