MI: ?JT °_S <br />City Council <br />Feb. 27, 1985 <br />Larry Lee <br />Proposal <br />(Cont.) <br />Mr. Don Lais, representing the Fasciana Family, appeared before the <br />Council. Mr. Lais stated that he has not had time to analyze the <br />Lee proposal to see how it effects the Fasciana property. Mr.Lais <br />also stated that Mr. Fasciana feels that the whole parcel should <br />be zoned commercial along with the property to the south. <br />Mr. Lais requested that the Council take no action on the Lee <br />proposal until he has had time to look at it. Lais also commented <br />that the 1,000 foot cul —de —sac is contrary to Code and there is no <br />guarantee that the street would ever be looped as shown. <br />Mr. Lais also stated that if the Lee proposal is approved, one of <br />the conditions is that the developer put in the road with the <br />cul —de —sac before he is allowed to get building permits for the <br />industrial portion of the property. <br />Mr. Fahey commented chat "!r. Lais's request to study the proposal <br />is a reasonable one because if the Lee proposal is approved as <br />shown, Mr. Fasciana would be left with no alternative other than <br />R -1 development for his property. <br />Mr. Lais stated that his minimum request is that he be granted <br />additional time to study the effects of the proposal on the Fasciana <br />property. <br />Mr. Lee stated chat where the outlot fits in makes no difference to <br />him. <br />Mrs. >iardini stated that the Council could approve concept of <br />the Lee proposal so that Mr. Lee knows the feelings of the Council. <br />Mr. Lae stated that he would Like concept approval so :hat he knows <br />if he should proceed further with the plan. <br />Mr. Lais stated that another consideration is that Mr. Fasciana <br />may request that the lots on the south side of the street be Larger <br />to ensure a higher quality development. <br />Mr. Ed Nadeau expressed concern about the additional traffic that this <br />development would generate on Nadeau Road. Nadeau was also concerned <br />that Conduit would 'become a commercial street. <br />Mrs. Scalze pointed out that Conduit is not a residential street and <br />that Mr. Nadeau's property on Conduit is not residentially zoned. <br />Mr. Fahey pointed out that if the Zoch property went commercial, the <br />City could require that it access from South Owasso 31vd. Mr. Fahey <br />asked if Mr. Nadeau objected to this. <br />Mr. Nadeau pointed out that he is surrounded by 900 feet of roads <br />and felt that additional roads should be built to relieve Nadeau <br />Road of some of the traffic. Mr. .Nadeau stated that if Nadeau toad <br />has to be widened, he will have to pay for it. <br />Page 74 <br />
