MINUTES <br />City Council <br />lay 22, 1985 <br />Larry Lee <br />(Conc.) <br />Mr. Rudy stated chat he felt more of the Larry Lee property should have <br />been rezoned industrial rather than requiring a residential street in <br />the area. Rudy did not feel that additional homes fit into :he area. <br />yr. Zoch was concerned that 15 feet of right -of -way would be too close <br />to the front df his house. The Engineer explained chat the right-of- <br />way would be measured 25 feet on each side of the centerline of Conduit. <br />There would be no change in che actual blacktop of the road. <br />yr. Ron Lachenmeyer of 3urke Lane stated that he was concerned chat <br />the residential neighborhood would never happen and pretty soon yr. <br />Lee would be requesting industrial for the area. Mr. Fahey replied <br />that che City will require a bond co be put up for the construction <br />of the street. In that way, if yr. Lee does not build the road, the <br />City will collect the bond and put the road in. <br />Mrs. Scalze stated that the bond should have a time period on ic. <br />A member of the audience mentioned that yr. Fasciana would Like <br />Light Industrial zoning for his property and this was mentioned at <br />the Planning Commission :meeting. Lachenmeyer stated that Fasciana <br />wants the road to go into 3urke Lane. <br />Mr. Lee scared that Fasciana wants :he Lee property industrial and <br />chat Lee should have to purchase the Fasciana property for a residential <br />buffer zone. Mrs. Timmons stated chat Fasciana wanted :he Cicy co force <br />_pis issue. <br />yr. Zoch again expressed concern for all of the right -of -way coming <br />from his side of Conduit. Mr. Fahey replied chat 3.5 feet of rignc- <br />of -way would be required of the Zoch's. <br />yr. Lachenmeyer asked che time period for building che residential street. <br />yr. Lee replied chat prior to pulling a building permit for his industrial <br />property, he would have to put up a band for the street. The bond <br />would have a mwo year time period on it. If he did not put the road <br />in, the Cicy would collect the bond and put it in. <br />Mrs. Nardini asked if the size of :he Lee buildings were decreased because <br />the City approved industrial revenue bonds for the mini- storage on Rice <br />Street. yr. Lee replied that they were not and the only change in his <br />plat is the 60 feet as explained earlier. <br />Mr. 3lesener asked yr. Lee's percentage of coverage on his property. <br />Mr. Lee replied chat he has about a 307. lot coverage. <br />Hrs.
