MINUTES City Council lay 22, 1985 Larry Lee (Conc.) Mr. Rudy stated chat he felt more of the Larry Lee property should have been rezoned industrial rather than requiring a residential street in the area. Rudy did not feel that additional homes fit into :he area. yr. Zoch was concerned that 15 feet of right -of -way would be too close to the front df his house. The Engineer explained chat the right-of- way would be measured 25 feet on each side of the centerline of Conduit. There would be no change in che actual blacktop of the road. yr. Ron Lachenmeyer of 3urke Lane stated that he was concerned chat the residential neighborhood would never happen and pretty soon yr. Lee would be requesting industrial for the area. Mr. Fahey replied that che City will require a bond co be put up for the construction of the street. In that way, if yr. Lee does not build the road, the City will collect the bond and put the road in. Mrs. Scalze stated that the bond should have a time period on ic. A member of the audience mentioned that yr. Fasciana would Like Light Industrial zoning for his property and this was mentioned at the Planning Commission :meeting. Lachenmeyer stated that Fasciana wants the road to go into 3urke Lane. Mr. Lee scared that Fasciana wants :he Lee property industrial and chat Lee should have to purchase the Fasciana property for a residential buffer zone. Mrs. Timmons stated chat Fasciana wanted :he Cicy co force _pis issue. yr. Zoch again expressed concern for all of the right -of -way coming from his side of Conduit. Mr. Fahey replied chat 3.5 feet of rignc- of -way would be required of the Zoch's. yr. Lachenmeyer asked che time period for building che residential street. yr. Lee replied chat prior to pulling a building permit for his industrial property, he would have to put up a band for the street. The bond would have a mwo year time period on it. If he did not put the road in, the Cicy would collect the bond and put it in. Mrs. Nardini asked if the size of :he Lee buildings were decreased because the City approved industrial revenue bonds for the mini- storage on Rice Street. yr. Lee replied that they were not and the only change in his plat is the 60 feet as explained earlier. Mr. 3lesener asked yr. Lee's percentage of coverage on his property. Mr. Lee replied chat he has about a 307. lot coverage. Hrs.
