foot wide strip of rock mulch between the wall and the parking lot curb. Planning staff <br />would recommend consideration of widening the planting space in this area by shifting the <br />easterly 10 parking spaces a few feet to the south (there is adequate room to accomplish <br />this without affecting truck circulation or parking lot access. An additional row of trees <br />would help screen the truck and service areas from both the apartment building and the <br />view of traffic along Country Drive. Relocation of the stairway to the position shown on the <br />attached Staff sketch, along with a relocation of the trash handling area to the rear of the <br />building, would further help with adding landscape area to the north boundary. <br />With regard to building materials, the building is proposed to be a combination of various <br />colors of smooth -faced concrete block. Previous proposals had included plans for brick, <br />similar to the adjacent office building. Since this building is not along Rice Street, concrete <br />block is the minimum acceptable material on commercial buildings. However, the City has <br />utilized the PUD designation to increase building material quality in certain instances. The <br />City should consider whether any brick material should be added to the building's exterior. <br />Summary and Recommendation <br />PUD approval is recommended for the Sick Maihak building along Country Drive, with the <br />following conditions: <br />1. The parking lot area along the north boundary is reconfigured to add width to the <br />property line planting area, with the addition of trees to screen the truck loading <br />from the apartment building and Country Drive. <br />2. The stairway is relocated to the west side of the truck dock, as shown in the <br />attached exhibit, to facilitate additional planting area width. <br />3. The trash handling area is relocated to the rear of the building, as shown in the <br />attached exhibit, to facilitate additional planting area width. <br />4.
