Currently, the parcel contains a single family home with <br />an attached garage. The property is approximately 75 feet wide by 367 feet deep - .63 <br />acres in area. The applicant is proposing a detached garage of 748 square feet. <br />Combined with the attached garage floor space of 745 square feet, the total floor space <br />(1,493 square feet) is larger than the threshold of 1,000 square feet in area, and just under <br />the 1,500 square maximum. Detached accessory buildings between 1,000 square feet and <br />1,500 square feet are allowed by CUP. The new building would be placed on the rear third <br />of the parcel. <br />The City has reviewed similar requests with a requirement that over -sized garages be built <br />only on parcels where the size of the lot and the surrounding neighborhood result in no <br />concerns over compatibility or crowding. In addition, such buildings are required to be put <br />only to residential storage and parking uses - no business activity is permitted. Finally, the <br />building materials of the accessory building are to be similar to those of the principal <br />building. <br />The proposed building would exceed all setback requirements, and as noted above, the <br />parcel is much deeper than the basic single family lot. The applicant indicates in his <br />application that the building will be utilized solely for personal vehicle storage, and no <br />business use will be made of the structure. The applicant further states that he will be <br />building the new structure with the same siding as the existing house. With regard to <br />access to the building, the applicant indicates that he would propose to either drive around <br />the existing garage, or install a rear garage door on the existing garage to drive through <br />to the back. Because the side setback for the existing garage is just 10 feet, staff would <br />recommend a "drive- through" arrangement to avoid encroaching on neighboring property. <br />PAGE 15 <br />
