Howarc R. Green CoTpany
June 14, 2001
File No: 803950J -0325
Honorable Chairman and Planning Commission
City of City of Little Canada
515 Little Canada Road East
Little Canada, MN 55117 -1633
RE: FM FRATTALONE OFFICE BUILDING
CITY OF LITTLE CANADA
Dear Commission Members:
As requested, we have reviewed the plan for the proposed Frattalone Office Building
and shop. The proposed site lies north of the Burlington Northern Santa Fe Railroad
between Rice Street and Spruce Street directly south of Blacktern Pond. No grading,
drainage, or utility plans have been submitted for review at this time. In addition to City
review, the drainage plan should be submitted to the Ramsey Washington Watershed for
approval.
The initial parking lot proposed consists of 93 parking stalls four of which are handicap
accessible meeting the required number of handicap stalls for the parking available.
However, at the time the additional 28 parking stalls are constructed, an additional
handicap space would need to be provided.
Both water and sewer service are available from Spruce Street or Rice Street. As
mentioned previously, no utility plan has been submitted for review. Both a 30 -foot and
24 -foot driveway exit the site to the east and cross the waterworks property prior to
connecting onto Spruce Street. Both driveways are within the maximum width
requirements allowed by City ordinance. However, the grading plan will need to be
reviewed to verify that no drainage patterns are adversely impacted by the driveway
construction.
If you have any questions regarding these comments, please call.
Sincerely,
Howard R.
